The proposed 1.6km elevated road to change the landscape of this inner suburb
The new buzzword in the real estate market is Chunnabhatti. There are very few inner suburbs in Mumbai and Chunnabhatti is emerging as the most potential one since the planning of elevated road connecting to Bandra-Kurla-Complex.
The real estate experts believe that the connectivity and transportation has become the most crucial issue for potential future real estate developments in and around Mumbai. After Mumbai Metropolitan Region Development Authority (MMRDA) recently announced of the proposed elevated road will put the missing piece of puzzle for Chunnabhatti for being termed as the ‘centrally located’ from all directions.
Sundeep Jagasia, Manging Director at Shree Krishna Developer (a developer from Chembur) said, “The much talked about BKC – Priyadarshani (EEH) connect has finally seen the light of the day. The entire congested Sion-Dharavi stretch will get unclogged. This will also help in reduction of air pollution which have been one of the bottlenecks here for the prospective home buyers. The real estate sector especially, in the underpriced areas of Kurla (E) and Chunabhatti will be the major beneficiaries as these areas are the closest to this Rs 200-crore project.”
The proposed road will be 3 to 5 minutes-drive from BKC, reducing total distance by 3km saving 30 minutes driving time to Sion. About 2 lakh commuters are expected to use the road per day increasing business, commercial and residential value of Chunnabhatti.
Dushyant Vijayvargiya, Vice President – Residential Sales from Kanakia Spaces said, “BKC has been connected from all areas. Except the speedy access from Sion was missing which has now been overcome. Elevated road connecting BKC and Eastern Express highway would come as a boon to office goers for BKC area. In spite of being centrally located the connectivity for BKC to eastern express highway is quite circuitous and industry leaders have frequently demanded development of infrastructure to improve connectivity to BKC. Such infrastructure when created should result in to decreased transit time and traffic congestion for commuters and should be a positive step towards establishing BKC as a preferred commercial destination. Increased connectivity for people residing in eastern suburbs especially chunabhatti and Chembur should also over period of time result in better residential demand for the area.”
Chunnabhati is located on the Eastern Express Highway and it is a prime location between Sion and Chembur. Chunnabhatti also has Mono rail connectivity and being on Harbour line of train, it also connects with other outer suburbs of Mumbai and Thane.
